Before you use our services, please read the following Terms and Conditions carefully. These Terms and Conditions are a legal agreement between you and Breathe and Smile, and they outline the rules and regulations that you must abide by when using our services.

1.Definitions

• “Breathe and Smile” refers to our property management company.
• “Property” refers to any real estate that is managed by Breathe and Smile.
• “Owner” refers to the person or entity that owns the property.
• “Guest” refers to any person who rents the property through Breathe and Smile.

2.Property Management Services

Breathe and Smile offers a range of property management services that are designed to make your life easier as an owner. Our services include, but are not limited to:

• Property maintenance: We will ensure that your property is in great condition by coordinating maintenance and repairs when necessary.
• Marketing: We will market your property to potential guests through various online channels.
• Booking management: We will manage all aspects of the booking process, including communication with guests, payment processing, and check-in and check-out procedures.
• Guest management: We will manage guest inquiries and complaints, and we will ensure that your property is always kept clean and tidy.

3.Owner Obligations
As an owner, you agree to the following obligations:

• You will provide accurate and complete information about your property to Breathe and Smile.
• You will ensure that your property is clean and tidy before guests arrive.
• You will cooperate with Breathe and Smile in scheduling maintenance and repairs.
• You will promptly respond to any requests for information or assistance from Breathe and Smile.

4.Guest Obligations
As a guest, you agree to the following obligations:

• You will treat the property with respect and care, and you will not damage or deface any part of the property.
• You will comply with all rules and regulations of the property, including those relating to noise, smoking, pets, and occupancy limits.
• You will pay all fees and charges associated with your booking in a timely manner.
• You will leave the property in a clean and tidy condition upon departure.

5.Fees and Charges
Breathe and Smile charges a fee for its property management services. The fee will be outlined in the management agreement that you sign with us. In addition to our management fee, guests will be required to pay a security deposit and a cleaning fee. The security deposit will be refunded to the guest after check-out, provided that there is no damage to the property. The cleaning fee is a one-time fee that covers the cost of cleaning the property after the guest’s departure.

6.Liability
Breathe and Smile will not be liable for any loss, damage, or injury that arises from the use of our services. Owners and guests assume all risks associated with the use of the property. Owners are responsible for maintaining adequate insurance coverage for their property, and guests are responsible for obtaining travel insurance.

7.Termination
Either party may terminate the management agreement with written notice to the other party. Breathe and Smile may terminate the agreement immediately if the owner or guest breaches any of the terms and conditions set forth in this agreement.

8.Governing Law
This agreement will be governed by the laws of the jurisdiction in which the property is located.
