About Us

Breathe & Smile offers luxury serviced, self-catering apartments in Rogers City to visiting business and leisure travellers. We ensure the property is kept in hotel standard condition during our agreement – no more worrying about your property being maintained!

We run an extensive data analysis for investments, are licensed real estate agents, and happy to partner with you to purchase a great investment home for your STR!

Dynamic Pricing

We utilize dynamic pricing for all of our listings. However, we do not just set it and forget it. We are regularly adjusting information and rates based on upcoming events in the areas so that Owners capitalize on the highest nightly rate possible.

Property Standards

We ensure your home is maintained to the highest standards. We thoroughly clean the entire space after every guest, inspect the property after the clean to ensure inventory and staging is accurate. We strive to have every guest feel like they’re the first person staying in the space, even though we all know that may not necessarily be the case.

Short Term Rental Management Tiers

1. Partnered Management

For active self-managing Owners who are exhausted, and need guest communications support.

2. Full Service Management

For Owners who want hands-off Management. In this Tier, Breathe & Smile partners with you and does everything for your STR.

What Are The Options?

1. We become your tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits :
- Your property is kept in hotel standard condition. We look after your assets.
- No voids – your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to $50 including VAT.
- The property is inspected by our cleaning team weekly as a minimum.
- You can inspect the property as regularly as you wish (24 hours notice).
- We can make arrangements quickly (less than 2 weeks until your first rental payment).
- Hassle free – you can be confident in your return and that your property is being looked after by us.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.

Letting Agents

LTR management companies typically experience one “turnover” of one tenant every six months to one year. Our STR’s are accustomed to 1-4 turnovers per WEEK, with hundreds of guests annually. This industry has added pressure, responsibilities, and time restraints to ensure all reservations run smoothly.

If you choose our Partnered Management Tier, this is a responsibility of yours. If you choose the Full Service Management Tier – We only work with trusted STR Turnover Professionals in order to ensure our standards are met every time. Coordination of cleaning is included in our Full Service Management Tier.

Our contract is in full force for 90 days, and then it becomes a month-to-month commitment. If you’d like to terminate services, after the initial first 90 days from the effective date, simply provide 30 days written notice to terminate and we will begin the Exit Process.

Yes! If you realize you’d like to add or remove services and want to switch to a different package, let us know and we will sign an amendment to your Agreement.

The Owner does! We prefer for property owners to own/have their own listings so that if things change course it is easy and all your 5 star reviews transfer with you! We will be listed as your co-hosts 🙂

Depending on the management package you chose, either we will handle it and invoice you, or we’ll reach out to you to resolve it as quickly as possible.
