Short & mid Term Rental Management solutions

1. full service Management

  • For Owners who want hands-off Management solutions but still want to be kept int the loop once the property has launched. Breathe & Smile will handle all aspects of the every changing schedules of short and mid term rentals.

    All STR or MTR Management solutions include: listing creation, platform updates, fee collections, photography, marketing, and more. We will - screen and accept or decline guests; handle emergencies or lock-outs; list the property on 6-12+ platforms and direct booking websites (platform count depends on STR or MTR status); coordinate cleanings after check-out; inspect the property after every clean; solve maintenance issues; secure lawn care provider if needed; keep consumable items restocked; pay owners monthly and provide monthly statements

2. the whole shebang

The Whole Shebang is everything in the Full Service Management tier, but includes the design, furnishing, and staging of the property as well. Manager will brain storm alongside Owner to assist in creating the overall design of the Property concept or theme. Manager will assist with and decide on, specifics to overall design of Property concept or theme, order all items, and receive all items at property - consulting Owner before final decisions are made. Scope of work includes overall design, shopping for items, delivery and assembly of items, set-up, staging of furniture and floor plan items including hanging of artwork/shelves/etc., and clean-up. Manager will utilize an entire team for this process for speed and efficiency

What Are The Options?

1. We become your tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits :
- Your property is kept in hotel standard condition. We look after your assets.
- No voids – your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to $50 including VAT.
- The property is inspected by our cleaning team weekly as a minimum.
- You can inspect the property as regularly as you wish (24 hours notice).
- We can make arrangements quickly (less than 2 weeks until your first rental payment).
- Hassle free – you can be confident in your return and that your property is being looked after by us.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.

Letting Agents

LTR management companies typically experience one “turnover” of one tenant every six months to one year. Our STR’s are accustomed to 1-4 turnovers per WEEK, with hundreds of guests annually. This industry has added pressure, responsibilities, and time restraints to ensure all reservations run smoothly.

If you choose our Partnered Management Tier, this is a responsibility of yours. If you choose the Full Service Management Tier – We only work with trusted STR Turnover Professionals in order to ensure our standards are met every time. Coordination of cleaning is included in our Full Service Management Tier.

Our contract is in full force for 90 days, and then it becomes a month-to-month commitment. If you’d like to terminate services, after the initial first 90 days from the effective date, simply provide 30 days written notice to terminate and we will begin the Exit Process.

Yes! If you realize you’d like to add or remove services and want to switch to a different package, let us know and we will sign an amendment to your Agreement.

The Owner does! We prefer for property owners to own/have their own listings so that if things change course it is easy and all your 5 star reviews transfer with you! We will be listed as your co-hosts 🙂

Depending on the management package you chose, either we will handle it and invoice you, or we’ll reach out to you to resolve it as quickly as possible.
